The two- to four-bedrooms plus den go for $1 million to $4 million plus. “We’re about 65 percent sold,” Siemens Group partner Rob Siemens said before the grand opening at the Garcia Stromberg designed building.

Who’s buying? “We have people upsizing and downsizing. If they have a place in Manhattan and the Hamptons, and a small place here, they’re selling one and upsizing.” Locals are moving out of single-family homes in area country clubs and condos on the beach, he added. Buyers still want space to spread out, he said about the 2,000- to 4,000-square-foot residences. “That’s the trend. They want a home they’re used to and don’t have to maintain.”
